Most storage hot water systems last 8–12 years, depending on the type and how hard your water is. If you don’t know how old yours is, the installation date is usually printed on a compliance sticker on the unit itself — worth checking before anything goes wrong.
The warning signs to watch for
- Rusty or discoloured water coming from the hot tap
- A rumbling or popping noise from the tank (usually sediment build-up)
- Water pooling around the base of the unit
- Hot water that runs out much faster than it used to
Repair or replace?
For a system under 8 years old, a repair (a new element, thermostat, or valve) is often the more sensible option. Past that age, especially with visible rust or a leaking tank, replacement is usually the better value — repeated repairs on an old unit add up fast, and a failed tank can mean water damage on top of the replacement cost.
